      Hey everyone, been living in a regular apartment here for a while and now I am seriously looking to upgrade. I want something with a proper terrace and a decent view, but the listings are all over the place and I cannot tell which ones are actually worth the money. How do you even begin narrowing this down?

        The penthouse market here moves fast because there are not that many of them, and a nice view does not mean the building itself is solid. You can browse penthouses in Dubai across different communities and filter by price and area right here https://atvir.com/uae/residential-complexes/penthouses . The thing that catches most people off guard is the service charges, penthouses cost way more per square foot annually than regular units. Also check the terrace drainage and sun exposure, some look amazing in photos but turn into an oven you cannot use for half the year.

          Ask about water pressure on the top floors before you commit, some older towers were never designed for penthouse plumbing, and a weak shower every morning gets old really fast.
